Understanding Your Increased MUD Tax Rate

Dear Cutten Green Resident,

As a member of your Northwest Harris County MUD 6 Municipal Utility District board of directors, I want to take this opportunity to explain the recent increase in our tax rate from approximately 34 to 36 cents per $100 valuation.  This increase becomes effective immediately and will be reflected on your 2024 tax bill.

This tax rate increase is due to the urgent need of funding to replace our aging waterline infrastructure, which was installed over 40 years ago.  Over time, our water, system has experienced significant wear and tear, which can lead to decreased reliability, increased maintenance costs, and even service interruptions. To ensure the continued safe delivery of water to our community, it is time to invest in modernizing our water system.  This includes replacing the outdated pipes in our water system in sections one and two.  The first phase of this modernization program, is underway in section two.  Section two will be completed in the first or early second quarters of 2025.  Section one is targeted to start in 2025 and be completed in 2026.  These improvements will not only enhance the reliability and efficiency of our services, but also contribute to the long-term sustainability of our district.

We understand that any increase in taxes is undesirable. We believe that the investment in our infrastructure is necessary to safeguard the future of our community. By addressing these critical needs now, we are ensuring that our district remains a viable and thriving entity for generations to come. Thank you for your understanding and support.
